Phoenix Industrial Market
In August 2021, Phoenix surpassed Philadelphia to become the 5th largest city in the United States. A few months later in February, it was reported that the city increases its population by 200 people per day. As the city tallies newcomers daily, the industrial market growth in Phoenix is on pace to pass its record-breaking 2021.
Per an article in the Wall Street Journal in August, Phoenix has over 16,000,000 new square feet of industrial space leased. This puts the city third, behind only Chicago and Dallas/Fort Worth, and ahead of larger industrial markets such as Houston, Atlanta, and the Inland Empire*.
As well, Phoenix is one of only five cities in the United States that has more than 30 million square feet of industrial space under development. Just in the first half of 2022, the total transaction volume was over $1.6 billion*.
So far this year, big companies such as Amazon, Lowe’s, and Puma have signed new leases of over 1 million square feet and there are another five more buildings of over 1 million square feet in construction*.
So why is Phoenix a desirable market?
